Run move-in, move-out, and routine inspections with templates, photos, and voice dictation.
Inspections document the condition of a unit — at move-in, move-out, or on a routine check. Each inspection follows a template of rooms and items, produces a branded PDF report with embedded photos, and can be e-signed by both the inspector and the tenant.
Running an inspection

Start from a template
Create the inspection, pick the unit, and choose a template (for example, Apartment Move-In). Templates define the rooms and checklist items so inspections stay consistent.

Walk the unit
For each item, record the condition, add comments, and attach photos straight from your phone camera.

Dictate instead of typing
Every comment field has a microphone button. Tap it and speak — the field highlights while listening and your words are transcribed into the box, which is much faster on site.

Finish and review
Preview the generated PDF report — it includes all findings, photos, and signature lines for the inspector and the tenant/agent.
Tenant self-inspections
You can also generate a self-inspection link and send it to the tenant. They complete the checklist themselves from their phone — no account needed. When a unit has an active lease, the tenant’s name is prefilled from your records and locked, so the submission is tied to the real tenant.
Photos make the report
Photos are embedded directly into the PDF report next to their checklist items. A well-photographed move-in report is your best protection in a deposit dispute.
